Happy New Year!

With every new year, come goals, resolutions, aspirations, and the like!  One of mine is that you’ll see a lot more of me in 2010!  Including more video, more robust access to sales data, active listings, etc…  I’ve got a lot of new tools I’m excited to share with you so stay tuned!

So where to begin in 2010…

I posted not too long ago about the concern I have regarding the shrinking inventory – in early November I posted about record low inventory – so how does 1/1/10 compare?  YIKES – I was shocked in November to see 210 active listings – imagine my surprise to see only 172 active single family homes listings in Arlington County!  Compared with a whopping 321 in January 2009 and 295 in January 2008.

Even the condo market inventory is significantly decreased from previous years – active as of today there are 255 listings. Last year, we saw 372 listings and the previous year, 359.

How will all of this stabilize?  Who knows…  Some sellers are still in a position of owing more than they can sell for – especially those who purchased in the 2005-2007 time frame.  So they may stay out of the selling game for a while.  We just have to hope that with gaining consumer confidence, especially here in the DC area, that it will tempt enough sellers into the game to actually get some momentum going.
